After years of staying in rental community - I have finally decided to take the plunge on being a home owner. with Nov 31 deadline nearing, and builder financing the monthly payment is about 150~200$ than my current monthly rental payment -850$.
Me and wife are very excited and are moving in Mid Oct. I am looking for deals/tips from other home owners in the community. Appliance specials, furniture, electronics -TV and cable system - Dish network
PS: Home is located in Columbus,OH suburbs with 155K sale price, with condo living benefits and but is a single family town home.

If you go with a satellite, expect some yahoo, I mean sub-contractor, to want to install the dish directly to the roof. Cable installers are now infame for burying fiber about a shovel below the grass. IMHO, get an idea of what utilities and taxes/fees are running before opening the purse strings.
You will develop ongoing relationships with the folks @ Home Depot, Lowe's, and whatever other home improvement/hardware stores you have out your way...get to know the neighbors & perhaps ask the former owner about cable & such...

You can get some real quality furniture at reasonable prices.

Thanks to all for the feedback.
A quick look at the neighboring houses - shows all dish is installed on the roof. Guess I am pretty much set with the location.
I quick search on estates sales - showed a lot of listings around the neighborhood.-Never knew about these type of sales).
With Thanks Giving sale coming - i will go a little slow on the purchases...
For appliances, there's talk about a cash for clunker appliance program coming in the next few weeks. I'm not sure if it's federal or state-by-state. Where I am in FL it's up to a $250 rebate I believe, but not sure when it starts.
Best advice I can give when purchasing furniture - measure first! If buying used furniture (from an estate sale or whatever) check it inside & out for mold and livestock

We have basically furnished our whole house with estate sale finds...best deal was a glass front maple hutch for $10...
Make sure you read and know all the rules/covenants before you put anything on the outside.
If you see other dishes, just make sure it's "OK", otherwise you will be fined by the Homeowner's Association. (i.e. furniture on the yard, where to put the trash cans, etc.)
You can get 10% off Lowe's coupons in the Moving Packets at the Post Office.
They just came out with new packets where the coupon expires next January.

There are some good deals on washer/dryers now. The Amana pair from Home Depot, and also there are a pair of Samsungs available at Lowe's. Or wait for the cash for clunker appliance sale that is expected.
